Industrial sites are judged on output, so the building often comes last. AD Facilities Management looks after welfare blocks, offices, yards, car parks, fencing, cladding and gutters for warehouses and factories in Leeds and across Yorkshire, planned round shifts and vehicle movements.
On an industrial site the priority is getting goods made, stored or out of the door. The site or operations manager is measured on throughput, and the building is simply the place where that happens. Welfare blocks get heavy use from every shift. Yards collect pallets, wrap and windblown litter. Gutters fill with debris until water comes down the inside of the cladding. None of it stops production on the day, so it gets left.
Leeds has industrial estates of every age, from older brick works at Cross Green and Stourton to large modern sheds beside the M1 and M62. Older units bring worn yard surfaces and tired boundary fencing. Newer ones have long runs of profiled cladding, high-level gutters and big areas of hard standing. Both kinds need regular eyes on the fabric of the building, and both are easier to keep right than to put right.
A site manager needs a contractor who understands that forklifts, lorries and people on foot share the same space. Visits have to respect traffic routes, site inductions and permit systems. They also need honest reporting. We inspect and report on items such as loading-bay doors and dock levellers, but mechanical repair is for specialists, and we say so in writing instead of attempting work that is not ours.
Welfare blocks, canteens and site offices are cleaned at times set against the shift pattern.
Yards, verges, car parks and boundary strips are swept, sprayed for weeds and cleared of pallets and wrap.
Scheduled inspections cover gutters, downpipes, cladding fixings, fencing, line marking and external doors.
Damaged cladding sheets, flashings, brickwork, kerbs and fence panels are repaired to keep the unit watertight and secure.
Skips, balers and bin compounds are kept orderly, with general waste and recycling streams clearly separated.
Impact damage to bollards, barriers, personnel doors and fencing is logged and booked in for repair.
We complete the site induction, then walk the unit, yard and boundary with the operations manager to record condition, traffic routes and any areas that need a permit to enter.
Welfare cleaning is slotted between shift changes and yard work is timed for quieter periods in vehicle movements, so nobody is working a sweeper beside a reversing lorry.
Gutters, cladding, fencing and doors are checked on a set cycle. Loading-bay doors are reported on, but mechanical repair is for specialists and is referred back to you.
Each visit produces a written record with photographs of defects found. Items are ranked so the manager can decide what is dealt with now and what waits for a shutdown.
