Each service is specified on its own: the tasks, how often, which days and what is left out. One contact manages all of it, and you get one report.
Contract cleans for offices, schools, shops and communal areas, set out in a written specification and checked against it.

A named contact looks after your site. Changes, extra jobs and problems go to them, and they are the one who comes back to you.
Periodic work, repairs and reported faults are photographed before and after, so a manager who was not on site can still see what was done.
Our people are in the building every week. A failed door closer, a blocked gully or a lifted slab is photographed and sent to you with its location.
Electrical, gas, heating, statutory testing, security and pest control are not ours. We will log their dates on your schedule and leave the work to those qualified for it.
A school works to term dates, a shop to trading hours, a warehouse to shifts and a residential block to the people who live in it. Each sector page sets out how the work is planned round that.
Daily cleaning, glazing, waste, planting and small repairs for single-floor suites and whole office buildings, run on one schedule with one point of contact.
How we work in this sector →Cleaning, grounds, waste and repairs for schools and nurseries, planned round term dates and the school day, with heavier work booked into the holidays.

How we work in this sector →Leeds city centre, the South Bank, the industrial estates along the M621 and M1, and the business parks on the ring road are the home patch. From there we cover Bradford, Wakefield, Huddersfield and Halifax, Harrogate and York to the north, Sheffield, Barnsley and Doncaster to the south, and Hull and the East Riding. Every town has its own page describing the commercial property there and how we serve it.

We walk the building and grounds with you, measure, photograph and ask how the site is used through the week.
You receive a written scope and schedule for each service, with exclusions listed and the cost set against each part.
Start date, keys, access, site rules and reporting are agreed. The first visits are checked against the specification.
Visits are recorded, defects are flagged with photographs, and the schedule is reviewed with you and adjusted as the site changes.

If it is in the schedule it gets done, and if it is not in the schedule we tell you before you find out.
AD Facilities ManagementAD Facilities Management is a Leeds firm set up alongside AD Outdoor Solutions, which carries out exterior cleaning and outdoor work for commercial and domestic customers. Commercial clients kept asking for the inside of the building, the waste, the small repairs and the planning to be handled by the same people. This business exists to do that.
It is a new name, so there are no borrowed badges, client logos or reviews on this site. What you get is a written scope, a named contact and photographs of the work.
