A reactive repair is any fault that was not planned for. The door closer that snaps, the fence panel knocked flat by a van, the gutter joint that starts dripping over an entrance. What matters to a property manager is that reporting it is easy and that nothing gets lost afterwards. Each fault reported to us is given a log entry with the location, a description and any photos sent in.

Once logged, the fault is assessed. Some can be fixed in a single visit. Others need to be made safe first, with a permanent repair to follow once materials or a specialist are arranged. Broken glazing is a common example: the opening is made safe and boarded, and the reglazing is then organised separately. You are told which route applies before the work goes ahead, and what the permanent repair will involve.

We do not publish blanket response times, because a time only means something when it is tied to a particular site and a particular contract. Priorities and target times are agreed in writing at the start of a contract. That agreement defines what counts as urgent, what is routine and how each category is handled. For one-off repairs without a contract, we tell you when a visit can be booked at the time you report the fault.

Hazards are cordoned off, loose items secured and broken glazing boarded until a permanent repair is carried out.

Doors, fencing and gates

Failed closers, locks, hinges, damaged fence panels, posts and gates are repaired or replaced like for like.

Gutters, paving and surfaces

Leaking gutter joints within safe reach, cracked flags, loose kerbs and potholes are repaired to remove the immediate problem.

Vandalism and graffiti

Graffiti is removed or painted over, and damage from vandalism is repaired and recorded for your insurer or landlord.

How it runs

1. Report the fault

You report the problem through the agreed contact route, giving the address, the location within the site and a photo if you can take one safely.

2. Logged and assessed

The fault is logged and given a priority under the terms agreed for your contract. We confirm what will happen next and any access we need from you.

3. Made safe or fixed

We attend and either complete the repair or make the area safe. Where a follow-up visit is needed, you are told what it involves before anything is ordered.

4. Reported back

A written report with photos from before and after closes the log entry. It records what was found, what was done and anything still outstanding.
