Commercial handyman in Leeds for the small jobs list

Every commercial building collects a list of small jobs that nobody on site has the time or the tools to do. AD Facilities Management sends a handyman to work through that list in booked half days, full days or regular visits, in Leeds and across Yorkshire.

Commercial Handyman in Leeds and across Yorkshire

A sticking door, a loose shelf and a sign that has dropped on one side are not emergencies. They still make a building look uncared for, and they tend to sit on a list for months because each one is too small to raise an order for. A commercial handyman visit deals with them together. You send the list, we confirm what can be done in the time booked, and the handyman arrives with the fixings and materials for those jobs.

The work is general small works for commercial premises. That covers easing and adjusting doors, changing locks and handles, putting up shelving, noticeboards, whiteboards and blinds, assembling flat-pack furniture and moving desks or cabinets within a building. It also covers boxing in pipework, patch plaster, painting touch-ups and renewing sealant around sinks and worktops. It does not cover electrical or gas work of any kind, which must go to a qualified engineer.

Bookings are kept simple. A one-off half day suits a short list in a small office or shop. A full day suits a move, a refit snag list or a building that has not had attention for a while. Managing agents with several properties often prefer a regular visit on a set day each month, with the list for that visit agreed beforehand. Whichever way it is booked, the jobs completed are written up with photos when the visit ends.

When a building needs a handyman visit

  • The list of small defects has grown longer than anyone on site can deal with.
  • Staff are propping doors open because the closers or latches no longer work as they should.
  • New furniture has arrived flat-packed and nobody has a free day to build it.
  • A tenant is moving in or out and the unit needs snagging and making good.
  • Walls are marked, scuffed or full of old fixing holes after a change of layout.
  • Signs, noticeboards or blinds have been bought and are still leaning against a wall.

How it runs

1. Send the list

You tell us what needs doing, with photos where you have them. A short list by email is enough for us to judge the time and the materials the visit will need.

2. Agree the booking

We confirm in writing which jobs fit into a half day or a full day, what materials we will bring and anything on the list that falls outside a handyman visit.

3. Carry out the work

The handyman signs in, works through the jobs in the agreed order and keeps disruption down by taking the noisy or dusty tasks at the times you have asked for.

4. Report back

You receive a short written record of each job with photos taken before and after, plus a note of anything found on site that needs a separate visit or a specialist.

Why use AD Facilities Management for commercial handyman

  • One named contact takes your list, books the visit and answers questions about it afterwards.
  • The jobs for each visit are set out in writing before the handyman arrives.
  • Each completed job is photographed before and after so you can check it without visiting site.
  • The same firm can clean the premises, look after the grounds and remove the waste, so small works fit around those visits.
  • We say plainly when a job needs an electrician, a gas engineer or another specialist, and we leave it alone.

Commercial Handyman: common questions

  • General small works. That means doors, locks, shelving, signage, blinds, noticeboards, furniture assembly and moves, boxing in, patch plaster, painting touch-ups and sealant. If a job on your list needs a specialist trade, we tell you when we review the list so that you are not waiting on the day.
  • No. A handyman visit does not include any electrical or gas work, and that covers jobs that look minor such as moving a socket or changing a light fitting. Those tasks must be done by a suitably qualified engineer. We can work alongside your own contractor if the two jobs need to happen together.
  • As a half day, a full day or a regular visit on an agreed cycle. You send the list first and we confirm what fits into the time. For a regular visit, the list is agreed ahead of each date so the right fixings and materials are on the van.
  • Either arrangement works. We can bring standard fixings, fillers, sealant and paint to match, and the materials are listed on the written confirmation. If you have already bought the shelving, blinds, signs or furniture, we fit what you supply. Please tell us the make and the wall type so the correct fixings come with us.
  • Yes, if the travelling between them leaves enough working time. Managing agents often group small jobs at neighbouring properties into one booked day. We set out the order of the visits and the jobs at each address in writing, and the report afterwards is split by property.
