Waste is rarely anyone’s favourite part of running a building, and it tends to be noticed only when it fails. Bins overflow, a mattress appears by the gate, or a tenant asks where the cardboard goes. We take on the organising. We look at what the site produces, how many containers it needs and how often they should be emptied. Then we arrange collections to match and keep an eye on whether the arrangement is working.

AD Facilities Management arranges and manages the service. The waste itself is moved by licensed carriers, and we do not claim otherwise. Each movement should be covered by a waste transfer note or an equivalent record. We keep that paperwork in order and pass it to you, so that if you are asked to show where your waste went, the documents are to hand. Responsibility under the duty of care stays with the business producing the waste.

The bin store matters as much as the collections. A store that is dirty, badly lit or blocked with dumped furniture will attract more dumping and complaints from tenants. We sweep and wash bin stores, check lids, wheels and signage, and report damage to doors, locks and enclosures. Bulky items and fly-tipped waste are cleared as a separate job, with a description and photos sent to you beforehand so that you can approve the cost.

How it runs

1. Site visit

We look at the bin store, count the containers, check vehicle access and ask who uses the bins. If you can share current collection days and volumes, that helps us judge the fit.

2. Written waste schedule

You get a schedule showing each waste stream, the container sizes, collection frequency and the bin store tasks we will carry out. It also states which carrier will move each stream.

3. Mobilisation

Containers are delivered or swapped, labels and signage go up and tenants or staff are told what goes where. We confirm the first collection dates with you and the carrier.

4. Reporting and review

Transfer notes and bin store visit records are sent to you at agreed intervals. We review fill levels and contamination, and recommend changes if containers are regularly overflowing or going out half empty.

  • You receive the waste transfer notes, or the equivalent annual or season-ticket records, that cover the movement of your waste. We keep them in order and pass them on at intervals agreed at the outset. They are your evidence that waste left the site with a licensed carrier.
  • Yes, on private land that you own or manage. Send us a photo or ask us to look. We describe what is there, give you a cost for approval and arrange removal by a licensed carrier. Waste dumped on the public highway is a matter for the council, not for us.
  • We look at the number and type of occupiers, what they throw away and how full the present bins are on collection day. From that we propose container sizes and a collection frequency. The arrangement is reviewed once it has run for a while, because the first estimate is seldom perfect.
