The grounds are the first thing a visitor or tenant sees. Long grass, overgrown hedges and litter along the fence line suggest a site nobody is watching. A grounds contract fixes that with regular visits and a clear task list. In the growing season the work is mostly mowing, edging and hedge cutting. In autumn it shifts to leaf clearance and cutting back. The plan for each season is written down before the contract starts.

Grounds and exterior cleaning work is delivered with our sister company, AD Outdoor Solutions. For you, that changes nothing about who you speak to. AD Facilities Management holds the contract, agrees the specification and reports back after each visit. It does mean the crews and equipment on your site belong to a business that carries out outdoor work every day, not a cleaning team asked to push a mower.

Car parks and hard surfaces are included in the same plan. We litter pick, sweep kerb lines and bays, clear leaves from gullies and keep weeds down along edges and joints. Winter gritting is offered as a scheduled service. The areas to be treated and the basis on which visits are made are agreed in advance and set out in the schedule. We do not make promises about response times in bad weather.

How it runs

1. Site visit

We walk the boundary, measure the grassed and planted areas, and note slopes, gates, gullies and where green waste can be loaded. You point out the parts of the site that matter most.

2. Written grounds specification

The specification sets out the tasks for each season and the number of visits. Gritting areas are marked on a simple plan. It is sent to you for approval before anything starts.

3. Mobilisation

Visit days are fixed, access arrangements are confirmed and the first visit usually brings the site up to standard. Heavier cutting back is dealt with at this stage, before the routine begins.

4. Reporting and review

Each visit is recorded with the tasks completed and photos of the site. We review the plan with you as the seasons change, since a schedule that suits June will not suit November.

Grounds Maintenance: common questions

We maintain the grounds of office buildings, business parks, industrial estates, schools, retail sites and residential blocks managed by agents. The common thread is that the site has a manager who needs the outside kept tidy to a written plan. Private domestic gardens are not part of this service.

Gritting is a scheduled service. Before winter we agree which paths, steps, ramps and parking areas are treated and what triggers a visit, and that goes in the schedule. We do not promise attendance within a set time, because road conditions in bad weather make that a promise nobody can honestly keep.

The work is delivered with our sister company, AD Outdoor Solutions, which handles outdoor and exterior cleaning jobs. Your contract, your specification and your point of contact all sit with AD Facilities Management. You do not need to manage two relationships or chase two sets of paperwork.

They are taken away. Grass cuttings, hedge trimmings and leaves are removed from site after each visit unless you have a composting area you would like us to use. How green waste is dealt with is recorded in the specification, so it is clear from the start and not left to the crew to decide.

It should. Grass needs frequent cutting in late spring and summer and very little in winter. The specification sets a different visit pattern for each season. If the weather brings an unusually long growing period, we talk to you before adding visits and do not simply turn up and bill for them.
