Most cleaning contracts go wrong for the same reason. Nobody wrote down what was meant to be done. We start with a specification for your building that lists each area, each task and how often it happens. The cleaners work from that document and so do you. If the kitchen is wiped down daily and the skirting is dusted weekly, it says so in black and white. That makes the standard easy to check and easy to correct.

The work covers daily and weekly contract cleans, periodic deep cleans and builders’ cleans after a fit-out or refurbishment. We look after office floors, classrooms and halls, shop floors and stock rooms, stairwells and lobbies in apartment blocks, and the canteens, toilets and changing rooms on industrial sites. We do not offer clinical or specialist healthcare cleaning. If part of your site needs that, we will tell you at the visit so you can arrange it separately.

Cleaning sits alongside the other services we run for the same buildings. The person who manages your cleaning contract can also arrange window cleaning, waste collections and small repairs, which saves you chasing several contractors. Cleaners report what they notice on their rounds, such as a dripping tap, a failed light or a damaged door closer. Those notes come back to you with the visit record so that small faults are picked up before a tenant complains.

How it runs

1. Site visit

We walk the building with you, count the rooms and washrooms, note the floor types and ask about access, alarms and working hours. You tell us what is not working at present.

2. Written cleaning specification

You receive a specification listing every area, the tasks in it and the frequency of each. The cost is set against that document, so both sides know exactly what has been agreed.

3. Mobilisation

Before the first clean we sort keys, codes, the cleaning cupboard, materials and an induction for the operatives. The start date and the first week’s routine are confirmed with you in writing.

4. Reporting and review

Visits are logged and checked against the specification. We meet or speak at intervals agreed at the outset to go through any issues and change the schedule if the building’s use has changed.

  • Yes. We clean buildings in the city centre, on the business parks around the ring road and in the surrounding towns. City centre sites often have restricted parking and loading, so we ask about access at the site visit and plan the cleaners’ arrival and materials storage around it.
  • It is costed from the written specification. The floor area, number of washrooms, the task list and the frequency of visits decide the hours needed. We set those hours out so you can see how the figure was reached, and if you change the specification the cost is adjusted to match.
  • Cleaning times are agreed at the outset and written into the schedule. Many sites prefer an early morning or evening slot so the cleaners are not working around staff. Tell us your opening hours and any alarm or locking-up routine and we will propose times that fit the building.
  • We normally supply the chemicals, cloths, mops and machines, and they are listed in the specification. Consumables such as toilet paper, soap and hand towels can be supplied by us or by you. Whichever way you choose is recorded so that stock does not run out unnoticed.
  • Tell your contact and say which area or task fell short. Because the task list is written down, it is simple to see what was missed. We put it right and look at why it happened, which may mean more time on site or a change to the routine.
