Looking after a commercial building in Baildon should not mean chasing four contractors. We cover cleaning, windows, grounds, waste and repairs across BD17 under one agreement.
Baildon is a hillside village centre of small shops, cafes and offices, with a converted mill at its heart and a modern industrial estate lower down beside the River Aire. Baildon is inside our West Yorkshire patch and is served with regular scheduled visits from Leeds. Most enquiries from Baildon begin with one service that is not working, usually cleaning or grounds. We deal with that first and show how the others could sit on the same schedule if you want them to.
Baildon climbs the hillside north of Shipley towards Baildon Moor. The village centre, around Towngate, Browgate and Northgate, has independent shops, cafes, a supermarket and small offices, with Baildon Mills providing converted workspace. At the bottom of the hill, Acorn Park at Charlestown and the premises along Otley Road near Baildon Bridge hold modern industrial and office units. Schools, churches and care homes are scattered across the hillside.
Baildon's centre is steep and tight, which affects everyday servicing. Deliveries and waste collections need planning on narrow streets. Shops want windows cleaned regularly and entrances kept free of grit washed down the hill. On Acorn Park, occupiers need office cleaning, tidy forecourts and managed waste. The estate's riverside setting and the village's many green edges mean grass, hedges and planted banks need cutting back through the summer.
Exposure is the main issue for building fabric on the hill. Stone buildings facing the moor lose pointing and paint quickly, and gutters fill with moss. Planned inspection each spring and autumn keeps this under control. Acorn Park's clad units need gutters, sealants, doors and car park markings checked annually. We carry out village centre repairs early in the day and agree access on the industrial estate with each business in advance.
Baildon is reached from our Leeds base by the A657 and A6038. After an initial site visit we prepare a written schedule covering the tasks you want and how often they happen. AD Facilities Management gives you one point of contact for that schedule. Where the property has banks, verges or boundary hedges to maintain, that grounds work is delivered with our sister firm AD Outdoor Solutions.

Contracts in Baildon are shaped by the kind of building. See how we work with retail, industrial and warehouses, block management and landlords, healthcare, offices and schools.
If you manage more than one property, the neighbouring areas may be useful: commercial cleaning Saltaire, FM services in Shipley, Guiseley property maintenance, Bingley, Yeadon (LS19) and facilities management in Bradford. One schedule can cover sites in several of them.
We will walk the site with you and set out what each service should cover, in writing.
