Facilities management for commercial property in Birstall (WF17): contract cleaning, window cleaning, grounds, waste, handyman visits, planned maintenance and repairs, specified in writing and run through one contact.
Birstall splits between an old village centre around Market Place and a major out-of-town cluster by junction 27 of the M62, where retail warehouses, leisure units and offices share large car parks. Birstall is within the Leeds area we work in every week, which makes regular visits straightforward to organise. A site visit comes before any figure. We need to see the floors, the glazing, the yard and the bin store, and hear how the building is used, before writing a specification for it.
Birstall has two centres of activity. The old village around Market Place, Low Lane and Huddersfield Road has shops, pubs and small offices. A mile away, junction 27 of the M62 is surrounded by Birstall Shopping Park, the adjoining leisure and restaurant units, and Centre 27 Business Park with its offices and warehouses. Gelderd Road links the area directly back towards Leeds.
Retail parks are judged from the car park. Litter picking, emptying bins, sweeping kerb lines and cutting the planted beds all need doing often, particularly at weekends when visitor numbers peak. Large format stores have extensive glazing and entrance canopies to keep clean. Offices at Centre 27 want routine internal cleaning and tidy shared approaches. Village shops need little more than dependable window cleaning and waste collection.
On a retail park the planned work is mostly external. Cladding and canopy gutters need clearing and washing down, trolley shelters and bollards need straightening or replacing, and line marking wears fast at busy entrances. We carry this out early, before stores open, and phase it across the car park. Office buildings need entrance doors, external decoration, signage and paving kept sound and safe.
Birstall is on our doorstep, a short drive from Leeds along the M621 and M62. We visit, measure up and agree priorities before anything is written down. Landscaping, grass cutting and shrub bed care on the larger sites are delivered with our sister firm AD Outdoor Solutions. The written schedule covers all of it, and one contact remains responsible throughout.
